Myrtle Beach Luxury Home is a boutique real estate experience serving buyers and sellers across Myrtle Beach and the surrounding areas.
The head agent, Rick Sarver, has years of real estate and business-owner experience and has lived in the Myrtle Beach area for over 15 years.
Every client works directly with Rick from first showing through closing.
The Dunes Club is the oldest and most historically significant luxury community on the Grand Strand, built around the Dunes Golf and Beach Club — a members-only country club established in 1948 that remains the most exclusive in Myrtle Beach. Situated east of Business 17 along North Ocean Boulevard, the neighborhood sits between the Atlantic Ocean and the Intracoastal Waterway on the north end of Myrtle Beach proper. Homes range from the mid-$500,000s to well over $3 million, with active listing averages near $1.6 million — and every property in the community is a custom build. Rick Sarver has worked with buyers and sellers across The Dunes Club and the adjacent Dunes Cove section, and understands the neighborhood's appointment-only showing requirements and the club membership dynamics that drive long-term value here.
Unlike most Grand Strand luxury communities, The Dunes Club carries no mandatory HOA fees — a structural detail that matters to buyers accustomed to communities where HOA obligations add hundreds monthly to carrying costs. Club membership to the Dunes Golf and Beach Club is optional and separate. Rick evaluates each property's membership status, club transfer rights, and any applicable deed restrictions independently before clients go under contract.
Rick and DeAnn Sarver have called Myrtle Beach home since 2010. They built a business here, planted a church here, and raised a family here. When Rick represents you, you're working with someone who knows this market the way only a long-term resident can — the neighborhoods, the HOAs, the flood zones, and the people.
From oceanfront estates on the Golden Mile to gated communities in Grande Dunes and Cypress River Plantation, Rick knows the Grand Strand's luxury segment inside and out. He's tracked this market through growth cycles, inventory shifts, and post-storm re-sales. That depth means smarter pricing, sharper negotiation, and no guesswork when it's time to move.
Rick returns calls. He listens before he talks. And he'll tell you the truth about a property — even when it's not what you want to hear. No assistants, no coordinators, no handoffs. Every client gets Rick directly, from first showing to closing day.

The Dunes Golf and Beach Club was founded in 1948, making it the oldest private golf and country club in Myrtle Beach. The clubhouse features a 700-foot oceanfront pool, eight USTA-sanctioned tennis courts, and formal dining — all private and members-only. The entire community is gated, with streets lined by century-old moss-draped live oaks. A decorative brick perimeter wall along Business 17 provides additional privacy for residents nearest the golf corridor. The architecture reflects the neighborhood's era and clientele — plantation and Low Country designs, Mediterranean-influenced estates, and newer custom construction on lots frequently exceeding half an acre.

The original section surrounds the golf course and extends toward North Ocean Boulevard. This is where the community's most established estates sit — brick and stucco custom homes on large wooded lots, many with golf course views, lake frontage, or ocean proximity. Properties typically transact from $700,000 to over $2 million depending on lot position and renovation status. Because all homes were custom-built and many have changed hands only once or twice, thorough structural inspection and permit history review are essential before making an offer.
Dunes Cove is a newer section north of the original Dunes Club and one of the few areas on the Grand Strand where vacant oceanfront and ocean-view lots remain available for custom construction. For buyers who want to build rather than purchase resale, Dunes Cove represents a rare opportunity in a market where buildable coastal lots at this price point have nearly disappeared. Rick advises on lot topography, drainage, and local building requirements before any land contract is signed.
Oceanfront and second-row properties within The Dunes Club are among the most tightly held real estate on the Grand Strand — many sell before reaching public MLS listing. These properties require SC DHEC jurisdictional review, elevation certificate analysis, and wind and flood insurance cost evaluation, all of which Rick handles directly.

The Dunes Club's combination of no mandatory HOA, optional club membership, custom-built homes of varying age, and a mix of oceanfront, golf course, and interior lots creates a due diligence picture that varies substantially by property. Rick reviews structural inspection reports personally, confirms permit history on additions and renovations, evaluates club membership transfer options and costs, and verifies SC DHEC setback compliance on oceanfront lots. On Dunes Cove land purchases, Rick independently evaluates drainage and soil conditions before clients commit. None of this is delegated.
